The Long Beach real estate market has seen a strong surge in real estate prices for the last year with a huge pool of buyers looking for well priced homes.  If you have looked at real estate prices in nearby beach towns you soon realize how expensive it is to live by the beach in Southern California.  One exception to this is the condo market in Long Beach, California where you can still find a wide range of properties that are priced under $300,000.  There are some really great condo buildings to consider in this price.First, the Wilmore Building located at 315 W 3rd street is a great place to start your search.  It's located in the Downtown area of Long Beach which has become the hub for many of the hi-rise condo buildings.  Currently real estate prices

Long Beach has a wide range of rental properties on the market for lease that range from small residential condos to large single family homes.  One of the harder things to find is a property located in the Long Beach area that is considered newer construction and built in the last several years.  These types of rentals are very much sought after since select tenants prefer to have newer and modern finishes in a home.  We did a quick search and found 3 properties that were built in the last 3 years that include rentals found in Newberry Lofts, a 5 bedroom Poly High area home and a 3 bedroom townhome located in the Downtown Long Beach area.  Rental prices for these 3 properties currently range from $2,395 for the one bedroom Newberry Loft to $4,200 for the

Having a high walk score has become one of the latest shopping items when looking for a home or condo in the Long Beach area.  What exactly is a walk score?  Well think about it this way, having a high walk score means that you have many local amenities that are within walking distance from you home or condo.  Places like restaurants, grocery stores, movie theater, retail shopping stores are all within a short distance from your place of residence.  The higher the score the closer these places are to the place where you live.  Scores go up to a 100 so if you see a score of 95 then you know that you have picked a place that offers a lot of places close by.

Even if you are new to the Long Beach area then you probably have heard of the Queen Mary which is one of the most iconic attractions within the city.  The location is just opposite many of the condos that line Ocean Blvd with some of the top condo buildings offers Queen Mary views.  In addition to these views can also be panoramic ocean views as well the Long Beach coastline.  Properties that have these types of views typically command a premium in price and are some of the most sought after condos in the downtown area.

Some of the popular places to find Queen Mary views are condo buildings like the Ocean Club which is located directly on the beach.  The building offers three levels of beach front condos as well as a large inventory of ocean view

Living in Southern California comes with warm weather throughout most of the year.  For the most part, air-conditioning is not necessary when you own a property near the beach.  The cool coastal winds come in from the ocean and always tend to cool things down for the greater part of the year.  That being said, there always seems to be several months that get especially hot when having an HVAC air conditioner really comes in handy.  While this is something every home in other parts of the country would have, here in Southern California it's considered a luxury, especially for older homes where an air-conditioner was never installed.  Since it's only needed a couple months out of the entire year many owners will just put up with the heat or install a small

One of the best kept secrets in Long Beach and the Emerald Villas condos located at 555 Maine Street.  This is a pretty large complex located near 6th street and the Los Angeles River and near Cesar Chavez Park.  The complex was originally built in 1991 and at the time was a huge addition to the area.  The large majority of condos located here feature two bedrooms with some three bedroom also built as well at an approximate 1,155 square feet.  Some condos have the nice feature of overlooking the centrally located swimming pool and spa area while others look out upon the street.  Both are great views with a location that's situated in the heart of the Downtown Long Beach area.

One of the most sought after things for condo buyers is having high vaulted cathedral ceilings.  These are often very hard to find in hi-rise condo buildings as the ceilings heights are often a standard size throughout the building.  The best places to look for condos with higher ceilings are those in smaller complex's which are often found on the top penthouse level.  We did a quick search for condos the fit this criteria and found that there are several condos on the market for sale right now that feature nice vaulted ceilings. The large majority of these condos are located in the downtown area of Long Beach.  You won't find these in the buildings that line the coastline but typically in more intimate buildings located a couple of blocks away from the

The forecast for the Long Beach real estate market coming into the Fall/Winter of 2019 has many wondering if a price correction of housing is coming in the next 6 to 12 months.  Many are speculating that the market will adjust which will leave many sellers motivated to sell quickly.  In the last real estate downturn in 2009 we saw some of the best deals come on the market.  A large number of these were bank owned properties as well as owners trying to short sale their property to bank.  Some of the best deals were those owners who still had enough equity in their home and were really really eager to sell.  These were probably the quickest deals since you were not at the mercy of the bank to make a decision on whether your offer was accepted or not.

One of the newest condo communities in Long Beach is the Huxton building located at 351 E Broadway in the downtown Long Beach area.  These condos are new construction condos completed this year and offer a great opportunity to live in the heart of the Long Beach area.  One of the unique things about this building is that the condos span over 4 different levels.  This allows for entertaining spaces to be one level, bedrooms on another, and office space on another level.  This is not ideal for everyone as going up a lot of steps can be daunting and impractical for others.

Incorporated into the design are high ceilings, an open floor plan with energy star rated appliances and a smart tech home.  As you would expect there is an inside laundry room on the

Located just the downtown Long Beach area is a four story condo building called Magnolia Place that has long been a favorite for those looking for a newer construction building near the water in Long Beach, California.  Magnolia place is located at 535 Magnolia Avenue and was newly built in the year 1990.  The builder at the time wanted to build a Mediterranean style complex that would house one to two bedroom condos in a secure gated environment.  If you are not looking to be in the heart of the downtown area this is the second best location that's just blocks to the beach with easy freeway access on to the 710 freeway.

What makes this building unique is that it offer many modern amenities that many of the downtown condos buildings don't offer due
