One of the best priced Long Beach gated communities is the Casa Alta Mar neighborhood.  It's been nearly four and a half years since we last saw the last sale in this community which was in the summer of 2018.  During that time frame two bedroom condos were selling in the mid $350,000 range which is a far cry to what prices in Long Beach have done since then.  The real estate market has probably seen the biggest increase in the past 3 years since 2019 with current for two bedroom units at $585,000 and $640,000.  What I love about this community is that are not super large, on average around 1,000 to 1,100 square feet but the floor plans are very well thought out.  A lot of units will have a nice living room that opens to the kitchen and dining room often

One of the rarest places to find a home in the Long Beach, California area is the community of Virginia Vista, On average, we are lucky to see one home come on the market for sale in this neighborhood with some years offering no homes for sale.  This is an exclusive gated community of only 16 homes that are located in a small community with select homes offering wonderful golf course views of the Virginia Country Club golf course.  It's all about location and privacy here some really amazing homes located here that can have floor to ceiling windows accented by cathedral vaulted ceilings.  There is even a community pool that is located on the golf course, something you don't see every day.

Long Beach isn't home to a lot of gated communities but one of the better and more affordable locations is the Riverdale Long Beach community.  It's surprising how many people don't know about this hidden gem of a community since it many of the homes were newly built just several years ago in 2018.  Many of the two story floor plans feature either three or four bedroom layouts with good size homes that average 2,000 square feet of living space.  Since 2018 only a small number of these properties have come on the re-sale market with prices from $694,490 to $855,000.  These are great prices considering finding a home in a gated community in other nearby beach towns with 2,000 square feet would be much more expensive.  Select floor plans even offer a main

One of the newer communities in the Long Beach area is the Riverdale gated community.  The homes in this neighborhood were built in 2018 and offer a great location near the 710 freeway and a large open greenbelt park space across the street. The majority of homes located here feature 3 bedroom floor plans with some 4 bedroom homes as well.  We first started selling home sales in this community starting early last year just under the $700,000 range. Since then real estate prices have slowly been going up with current three bedroom listings priced between $820,000 to $825,000.  These are great two story homes that average around 2,000 Square feet of living space.

One of the best kept secrets for finding a home in a gated community in Long Beach is the Cienga neighborhood.  The location is on the east side of town near the Circle Area.  There are a total of 8 buildings that reside in this community each with a variety of one, two and three bedroom floor plans.  The most popular tends to be the larger three bedroom units that average over 1,500 square feet that offers a spacious open floor with an attached two car garage.  All of the condos here were built in 2006 so many of the interior features are still modern and new looking.  The architectural designs of the homes are very thought out with interior laundry rooms, Master bedrooms with covered outdoor balcony and large walk-in closet.  Many of the condos will

One of the best kept secrets in Long Beach is a small gated community called "Aubry" or "Aubry at Alamitos Ridge."  Homes were first built here starting back in 2010 and were part of a master planned community that originally offered three and four bedroom floor plans to choose from.  Prices back then started for some of the 4 bedroom homes at $579,900.  The home included at that time stainless steel appliances, granite counters and front yard landscaping among other upgrades like tankless water heater and insulated air ducts.  Since then prices have steadily been going up with many homes selling just under the $800,000 price point.

One of the smaller gated communities in Long Beach, California are the homes located on Old Zaferia Way.  The location is on the Eastside section of Long Beach below Highway 1 and the 405 freeway.  The community itself is very small with only 14 homes located in this gated street.  Built in the early 1990's all of the homes have a total of 3 bedrooms with 1,530 square feet according to our title report records.  On average, these homes come on the market once every 2 to 3 years and normally selling in the low $300 per square foot range.  The biggest difference among these homes tend to be the lot sizes with most homes below the 4,000 square feet range.  There are some select homes that boast over a 7,000 square foot lot but this seems to be more of an
