Historic Long Beach Condo Buildings

The city of Long Beach, California is rich in history with many condo buildings dating back to the early 1900's.  There are several reasons why many home buyers are attracted to the historic properties.  First, the buildings offer a lot of charm and character that you won't find in today's newly constructed hi-rise buildings.  Second, the location of these condos tends to be very good with many beach front and ocean view locations.  Finally, these older structures can offer significant tax savings if covered under the Mills Act, a federal program installed to help maintain historic properties by reducing the tax rate for homeowners.  Here is a brief look at some of the best historic condos buildings in Long Beach.

Probably the most iconic building is the Villa Riviera building at 800 E Ocean Blvd.  This offers an incredible beach front location located right at the beginning of the downtown Long Beach area.  Located at the cross streets of Shoreline Dr and Ocean Blvd is a historic building that was built in 1928 and offers a very unique gothic style architecture.  The condos with the most charm and character are those located on the penthouse level.  Units can offer 35 foot ceilings with open flor plans and large great room.  Stunning original hardwood doors, wood burning fireplace, original Art Deco tiles and window seats are just some of the historic features that can be found in these units.  Penthouse suites also can offer panoramic ocean views with one current listing priced at $1,450,000.  The best part about this building is that it's registered with the National Register of Historic places and many units are eligible for tax savings through the Mills Act.  We recommend checking with the local tax assessor office for more details on this. 

Villa Rivera Long Beach Building

Another beach front location is the historic Saint Regis condo building that is not to be confused with the large hotel chain St. Regis.  These condos were built in 1922 and located a couple doors south of the Villa Riviera.  This is a smaller building that offers two private patios, indoor laundry, storage facilities and direct access to the beach.  Condo prices currently run $304,000 for a studio unit with 410 square feet.  The homeowners association dues include electricity, gas, water and Cable TV channels.

One of the oldest buildings is located at 800 Pacific.  These condos were built in 1921 in a 5 story brick building that packs in a lot of history.  The location is is several blocks away from the downtown area with easy freeway access.  Once inside the building you are treated with a front lobby that leads into the central courtyard.  All the condos are located on the exterior sides of the building leaving a huge central courtyard which all of the units open up to.  The interiors off the condos tend to be very simple and cozy with real estate prices often found for under $200,000 for a studio and one bedroom units.  The location offers a high walk score of 88 with many local restaurants and shopping located within walking distance.

Located in the downtown Long Beach area is the Sovereign historic condo building.  The building was built in 1922 and offers a prime location in the heart of the downtown area.  This is a more upscale building with wonderful views.  Historic details like original hardwood flooring and bathroom tiles can still be found in many of the units located here.  There are many great restaurants and shopping located nearby with an amazing roof top terrace with panoramic vistas.  Real Estate prices at the Sovereign are currently priced at $249,900 for a studio unit with 469 square feet.

Sovereign Long Beach Building

Just north part of the downtown Long Beach area is the historic Willmore District.  One of the iconic buildings in this area is the historic Willmore building that was built in 1925.  The building is sell preserved with a grand formal lobby with a high ceilings and a spectacular glass solarium with a fantastic roof top lounge area that offers wonderful water views.  The floor plans of the units located here are very well planned out even with a small square footage.  Many units still enjoy original hardwood flooring and period bathroom tile jacuzzi tub.  Real Estate prices for the Willmore currently start at $275,000 for a studio unit with 492 square feet of living space.

Close to the Willmore building is the register historic Landmark called the Walker Building. These condos were built in 1929 with a historic front facade with modern interior amenities.  Units in this building tend to offer high ceilings, large open floor plans that offer loft style living. Amenities include a great roof top deck with a custom fireplace and a great place to enjoy the views.  The best part about this building is the location that is within walking distance to the entertainment district and many great restaurants and shopping.  The light rail is also located nearby making getting around very easy without a car.  Real Estate prices currently run $628,500 for a one bedroom unit with 1,252 square feet.

Finally, it's hard to mention historic buildings in Long Beach without taking about the Lafayette building.  This is one of my favorite buildings in this downtown area and is one of the most requested buildings behind the Villa Riviera.  The condos were built in 1928 with some of the most beautiful exterior architecture found anywhere in the city.  This is considered the East Village area of Long Beach that is heavily populated with art galleries, coffee shops, restaurants and boutique shopping.  Most of the historic details on found in the exterior facade with many interior condos offering modern updates.  Homeowners association dues include water, trash, fitness center and free wifi in the lobby area.  Real Estate prices are currently at $282,500 for a one bedroom condo with 551 square feet.  We love selling in all of these historic buildings in Long Beach.  Please give us a call at 562-355-8228 for additional information on any of these buildings and condo listings.
